“Commercial property is becoming increasingly attractive to private investors, particularly simple-term lending, and anecdotally we know that these investors rely on their advisers, be they brokers or accountants, to help them navigate the commercial market,” Mr Kolyvas said.

This follows a year in which the Australian Prudential Regulatory Authority initiated tightened lending standards for residential property, prompting many lenders to increase interest rates for residential property investors or raise LVR requirements.

APRA's directives did not apply to commercial real estate investment.

Investment in Australia commercial property reached a new record in the last financial year, with overall investment in retail, industrial and office sectors increasing by 19 per cent to $28.88 billion, according to Colliers International.

Auction clearance rates lower than last year
(Wednesday, 16 September 2015)

Auction volumes have increased across the combined capital cities but total clearance rates remain lower than 2014, according to CoreLogic RP Data.

The latest figures from the group’s property market indicator summary revealed there were a total of 2,615 capital city auctions held in the week ending 13 September, resulting in a preliminary clearance rate of 72.1 per cent.

This result indicates that clearance rates are no longer tracking higher than they were one year ago, where the final auction clearance rate over the week was 72.3 per cent over 2,080 auctions.

According to the preliminary data, Sydney recorded 1,046 total auctions over the past week with a clearance rate of 75.1 per cent.

This was followed by Melbourne with 1,181 auctions and a clearance rate of 73.7 per cent, and Brisbane with 178 auctions and clearance rate of 54.9 per cent.

Adelaide recorded 88 auctions with a clearance rate of 62.0 per cent and Canberra recorded 79 auctions with a clearance rate of 63.6 per cent.

Perth recorded 35 auctions with a clearance rate of 61.5 per cent and Tasmania recorded eight auctions with a clearance rate of 63.6 per cent.

The final auction clearance rates will be published by CoreLogic RP Data on Thursday.

CoreLogic RP Data collects between 85 per cent and 90 per cent of auction results, on average, each week.

Federal government cracks down on foreign investors
(Wednesday, 16 September 2015)

Treasurer Joe Hockey has announced the sale of five residential properties that are “unlawfully held” by foreign nationals.

The properties are in Sydney, Brisbane, Perth, Adelaide and the Gold Coast, and range in value from $265,000 to $8.1 million, according to Mr Hockey.

“The foreign investors involved either purchased established property without Foreign Investment Review Board approval or had approval but their circumstances changed meaning they were breaking the rules,” he said.

“The investors linked to the five properties voluntarily came forward to take advantage of the amnesty I announced in May. They now have 12 months to sell the properties, rather than the normal three-month period, and will not be referred for criminal prosecution.”

Mr Hockey said he expected more divestment orders will be announced in the future.
